year-round. Water
from the river is used
to irrigate the property
and a channel,
leading towards the
house, exists for this

flooding during the
winter rainy season. A

storage purposes.

Main Home

This sturdy, two-story home, built in 1999 as a weekend getaway, is set back 90m (295 ft.)
from the main road, offering a lot of privacy and plenty of tranquility. The house faces
northeast and it is this side of the structure that has the many windows, intended to take
advantage of every last ray of winter sunlight. The house does not have any windows on the
northwest side, since rain tends to come in from that direction. This avoids excess
dampness and moisture in the home.

The structure is 120 meters squared (1300 sq ft) and comes with a 1.5m (5 ft)-wide covered
verandah that wraps around most of the structure, serving as a nice, shady patio in the
summer time. The home is painted white and has pinewood accents throughout. It is
well-constructed out of reinforced concrete blocks and has a zinc roof, electricity and a private
well, complete with a filtering system and an elevated water tank for water storage. It has two
slow combustion wood burning heaters that warm the entire house.

There is a good-sized living room (4m x 5m; 13ft x 16.5 ft) and a dining room (3.5m x 3m;
11.5ft x 10ft) which is connected to a full kitchen (4m x 3m; 13ft x 10ft) with gas stove,
gas-heated hot water and even a stainless steel dishwasher. It also has extra connections
available for a washing machine. Water is heated through a califont gas-heating system and
natural gas is stored in portable 45kg (100lb) steel drums, two of which last roughly a two
months for all household hot water needs, including dishwashing and bathing.

The house has a total of four bedrooms: two downstairs and two smaller ones upstairs. The
master bedroom (4m x 4.10m; 13ft x 13.5ft)  is located downstairs and has a very large
window overlooking the property. Behind the master bedroom is a small room (3m x 3m; 9.8ft
x 9.8ft), facing the backyard. This room could easily be connected to the master bedroom and
converted into a spacious walk-in closet or a private bathroom. Also downstairs is a smaller
bedroom (3m x 3.1m; 9.8ft x 10.1ft). This room has a smaller window and faces southeast.
All of the downstairs rooms have a deep-grey ceramic tile.

There is also a full bathroom located downstairs, which is lined with forest green ceramic tile
on the floors. There is a full-sized tub with shower and both the tub and the hand sink have
hot water.

To get upstairs, there is a stairway which begins in the living room and has a steel frame with
oak wood steps in very good condition. Upstairs rooms are situated under an A-frame roof
and therefore have slanted ceilings. One room (4.2m x 3.5m; 13.8ft x 11.5ft) has a glass door
that leads to a second-story balcony. It also has a window that faces southwest. The other
room is similar in size and has a good-sized window (1.5m x 2m; 5ft x 6.6ft) that faces
southeast. From this second room, there is access to a storage crawl space that is 4m (13ft)
deep and 2m (6.6ft) wide, but only 1.5m (5ft) tall. During the summer, the upstairs rooms get
hot, but are suitable for sleeping at night since the temperatures drop to a comfortable level
in the evening.
